Exterior Cleaning in Hilo, Hawaii: Roof, House, Deck, and Steps

This Hilo home sits in a residential neighborhood with royal palms, mature tropical plantings, and ocean views visible from the roofline. The property had multiple exterior surfaces that needed attention, including the roof and the house siding, the covered lanai, the concrete entry steps, and a second roof section with solar panels mounted on it.

In Hilo’s climate, organic growth and surface grime build up across every exposed exterior surface. It doesn’t stay isolated to one area. By the time the roof needs washing, the soffits, steps, and siding are usually in a similar condition.

The scope on this job covered:

  • Roof wash on the main ribbed metal roof
  • Roof wash on a second corrugated section with solar thermal and photovoltaic panels
  • Full house exterior wash including siding, soffits, and eave lines
  • Pressure washing of the concrete entry steps
  • Painting of the covered lanai deck floor and ceiling

What Each Surface Looked Like Before We Started

Roof and soffits: The eave undersides and soffit panels had accumulated grime and discoloration from moisture and organic buildup. The roofline showed discoloration along the ridge cap and eave line. On a house with this much tropical growth nearby, soffits take the brunt of what blows in from the surrounding trees.

Concrete entry steps: The three concrete entry steps were heavily blackened with algae and mold growth across the full tread surface. The organic staining had built up to the point where the original gray aggregate texture was barely visible. These kinds of steps are a common finding in Hilo — the combination of foot traffic, moisture, and shade creates ideal conditions for organic growth to establish on horizontal concrete surfaces.

Lanai deck and ceiling: The covered porch showed wear on the deck surface and ceiling panels — a natural result of an exposed covered area in Hilo’s humid conditions.

How We Cleaned Each Surface

Roof wash: Both roof sections were pressure washed to remove organic growth, grime, and surface contamination. The corrugated section with the solar thermal collector and photovoltaic panels was washed carefully around the panel frames and mounting hardware, directing water away from any electrical connections.

House exterior wash: The full exterior siding, soffits, and eave lines were washed to remove the grime and organic buildup that had settled across the board-and-batten panels. Soffit undersides were given particular attention — they tend to hold grime in the shadow lines between the panels and don’t always get addressed in a basic roof wash.

Concrete steps: The entry steps were pressure washed to remove the full layer of algae and mold. The before and after on the steps was one of the more visible results on this job — the black staining came fully off and the original gray aggregate surface was restored clean across all three treads.

Lanai deck and ceiling: The covered porch deck floor was painted in a blue-gray color and the ceiling panels and beam framing received a fresh coat as well. The white railings were cleaned and touched up throughout.

The Finished Result

After the full scope was complete:

  • The metal roof surfaces on both sections were clean and free of organic streaking
  • The siding and soffits were cleared of the grime and discoloration that had built up along the eave lines
  • The concrete steps went from heavily blackened to fully restored gray aggregate
  • The covered lanai deck, ceiling, and railings were freshly painted and clean throughout

This kind of multi-surface exterior work is common for Hilo homes that have been through a few rainy seasons without a full exterior cleaning. Organic growth and surface buildup don’t respect boundaries — they accumulate on the roof, the siding, the steps, and the deck at the same time.

If your home in Hilo has multiple exterior surfaces showing the effects of Hilo’s climate, addressing them together in one scope is usually more practical than doing each one separately across different seasons.
