This job covered two structures on a rural residential property in Pepeekeo: a single-story main house with a multi-plane corrugated metal roof and a smaller octagonal outbuilding on the same lot. Both roofs were painted as part of a single project. Pepeekeo sits on the wet Hamakua Coast, where consistent rainfall, salt air from the ocean, and high canopy humidity accelerate biological growth and coating breakdown on metal roofs faster than almost anywhere else on the island. By the time we arrived, both structures clearly showed the effects of that environment.
The before photos tell a consistent story across both structures. The existing coating had degraded significantly on the main house roof, with dark mold, algae, and grime streaked heavily through the panel valleys on every roof plane. The discoloration was not surface-level dust; it was embedded biological growth running in vertical lines from ridge to eave, concentrated in the corrugation channels where water sits longest.
A roof in this condition cannot be painted directly over the existing surface. The biological matter and chalking coating would prevent adhesion and cause the new paint to fail prematurely.
Surface cleaning came first on both structures. The roofs were pressure washed thoroughly to strip the biological growth, chalking old coating, and surface contamination from the corrugated panels. This step is not optional before roof painting: any mold, algae, or loose material left under a new coat will cause peeling within a short period, especially in a high-humidity coastal environment like Pepeekeo.
After washing, both roofs were allowed to dry completely before inspection. Fastener points and any areas with active surface oxidation were identified and addressed during surface prep before topcoat application began.
Roof painting was applied across both structures using a sage green coating. The color was applied consistently across the full panel field on the main house, covering all roof planes and running clean through the ridge and hip details. The same coating was applied to the octagonal outbuilding, bringing its corrugated panels and fascia trim to a matching finish.
The finished coating seals the metal against moisture intrusion, slows the re-establishment of biological growth, and restores the protective layer at every fastener point. On a wet-side Big Island property, that coating is doing active protective work every time it rains.
The after photos show a complete change in surface condition across both structures:
If your metal roof in Pepeekeo looks like these before photos, cleaning alone will not protect it. The existing coating has already failed as a moisture barrier in those locations, and the biological growth in the panel valleys is holding additional moisture against the metal every day it remains. Repainting with proper prep restores that barrier and adds years of service life to the roof. The longer the bare or degraded metal is exposed in a coastal environment like Pepeekeo, the more prep work is required before paint can be applied correctly.
Property Wash in Paradise handles metal roof painting throughout Pepeekeo and the Hamakua Coast communities on the east side of the Big Island. We clean, prep, and paint corrugated metal roofs built to hold up against the moisture and humidity this side of the island delivers year-round.
