This job covered a light green corrugated metal roof and the gutters running along its eaves at a residential property in Keaau. The home had multiple rooftop solar panels installed on black rail frames across one face of the hip roof. The property sits in a Keaau neighborhood with mature tropical tree cover close to the lot lines, which contributes to the rate of organic growth on a roof like this. The full scope of work included:
The before photos show a clear and consistent pattern of organic buildup that is common on East Hawaii metal roofs that have gone a few years without cleaning.
The algae and mold growth on the roof panels was concentrated in the corrugation valleys, running in dark black-green streaks from the upper panels down toward the eave line. The contamination was heaviest at the lower third of each roof face, where moisture drains slowest and organic material accumulates from multiple rain events. This is not surface discoloration. It is active biological growth that holds moisture against the metal and works into the panel seams over time.
The eave edge condition visible in the close-up before photo was particularly notable:
The roof face beneath the solar panels showed rust streaking running down from the panel mounting hardware and accumulating at the eave edge, which is a known issue on roofs with mounted arrays where water sits behind the railing system.
Roof Washing
The corrugated metal panels were pressure washed across all faces of the hip roof. Working from the ridge down, the wash removed the algae and organic growth from the corrugation valleys and the eave edges where buildup was most concentrated. The panels adjacent to and beneath the solar array were cleaned carefully to avoid disturbing the mounting hardware or directing high-pressure water into the panel frames and wiring.
The eave edge treatment required focused attention because of the depth of organic material packed into the corrugation tips. This section takes the most direct exposure to gutter overflow and debris backwash, which explains why it accumulates faster than the upper panels.
Gutter Cleaning
The gutters were cleared of the accumulated organic debris and flushed through. Given the volume of material visible in the before photos, the debris was removed manually before flushing to ensure the downspouts could drain without restriction. Once cleared, the channel was flushed to confirm flow was running unobstructed.
The after photos show the gutter channel empty and the eave edge clean along its full length.
The difference across both surfaces after the wash and gutter cleaning was substantial:
If your Keaau home has a corrugated metal roof with algae running down the corrugation valleys toward the eave, the gutter is almost certainly part of the problem. When gutters fill up and back water against the eave edge, that zone stays wet longer and grows organic material faster than the rest of the roof. Cleaning both in the same visit addresses the cycle rather than just one part of it.
