This job covered two surfaces that are common on East Hawaii properties and equally prone to buildup: corrugated metal roofing and flat-panel solar hot water collectors. The work spanned what appear to be multiple roof sections at rural and residential Hilo properties, with tropical vegetation close by and the kind of persistent moisture that keeps organic growth coming back year after year. The full scope included:
Metal roofs in Hilo take a beating. The rainfall here is among the highest in the United States, and when you add humidity, vog fallout from Kilauea, and organic debris falling from the surrounding vegetation, the surface accumulates fast.
The solar hot water panels were the most visibly degraded surface going into this job. Looking at the before photos:
Dirty hot water panels cost you in efficiency. The cloudier the glass, the less solar gain, and the more your backup electric heating element has to make up the difference.
The roof and the panels required different approaches. Forcing the wrong pressure or chemistry onto either surface causes damage, so the two were handled separately.
Metal Roof Washing
The corrugated metal panels were cleaned using a soft wash approach where appropriate, keeping pressure controlled to avoid driving water under laps or dislodging fasteners. On sections where heavier buildup required it, pressure was adjusted accordingly, always working with the direction of the panels to move water off the surface rather than back under seams. The ridge cap flashing was cleaned along its full length. Multiple roof pitches and orientations were covered across the job.
Solar Hot Water Panel Cleaning
The flat-panel hot water collectors needed more targeted attention. The rust staining on the glass was not something that rinses off with water alone. A cleaning solution appropriate for mineral and iron deposits was applied to break down the streaking and cloudy buildup before the panels were rinsed clean. The goal was to restore maximum light transmission through the collector glass without scratching the surface or disturbing the panel frames or fittings. Both panels were cleaned individually and rinsed thoroughly.
The black aluminum frames and plumbing connections at the base of the panels were also cleared of debris and surface dirt during the process.
After the cleaning was complete, the difference across both surfaces was clear and functional.
If your metal roof in Hilo has been a few years without a wash, the buildup is almost certainly there even if it is not obvious from the ground. And if you have solar hot water panels, rust streaking from the roof above them is one of the most common and overlooked reasons they underperform. A cleaning every one to two years keeps both surfaces working the way they are supposed to.
Property Wash in Paradise handles metal roof washing and solar panel cleaning throughout Hilo and the surrounding East Hawaii area. If your panels are streaked with rust or your roof has years of tropical buildup, we can take care of both in a single visit. Reach out to schedule or get a price.
