This was a roof washing job on a corrugated galvanized metal roof at a rural residential property in Mountain View. The lot backed up to the dense native ohia and eucalyptus forest that is characteristic of properties in this part of East Hawaii, with the tree canopy close to the structure on multiple sides. That forest proximity is the primary driver of the buildup visible in the before photos. Organic debris drops from the trees continuously, settles into the corrugation valleys, and combined with Mountain View’s significant rainfall and persistent humidity, creates conditions for algae to establish and spread quickly across the full panel surface.
The before photos show one of the heavier algae loads visible on a corrugated metal roof: complete, wall-to-wall black organic coverage across all panel faces with no clean sections remaining.
Mountain View properties surrounded by forest accumulate this kind of growth faster than properties in more open settings. The tree canopy reduces UV exposure on the roof surface and keeps organic material in constant contact with the panels.
The corrugated metal panels were treated with a cleaning solution before the pressure wash to break down the biological growth across the full surface. The before-and-after photos of one section taken during the process show the treatment foaming across the corrugation crests, which indicates the chemistry was active on the organic material before the rinse phase. Treating first and then rinsing under pressure is more effective than pressure washing alone on a roof this heavily contaminated, because it loosens the biological growth at the cell level rather than relying entirely on mechanical force to remove it.
The wash was carried out across all faces of the hip roof, with each panel run worked from ridge to eave so contaminated water moved off the surface in the correct direction. The hip cap, ridge areas, antenna mast base, and eave edges were all included in the treatment and rinse. Attention to the rust-stained areas around the mast ensured that the organic material holding moisture against that zone was fully removed.
The after photos across all five angles show a consistent result: the corrugation valleys on every face came back to the base gray metal color with no remaining algae growth visible.
If your Mountain View property sits close to native forest, your metal roof is going to grow algae faster than average. The combination of shade, debris fall, and the high rainfall this area receives means a roof that looked clean two years ago may already be carrying significant biological load again. A wash every one to two years keeps the organic growth from reaching the total coverage visible in these before photos and gives you a better picture of what is happening to the metal surface underneath.
Property Wash in Paradise handles metal roof washing for properties throughout Mountain View and the surrounding East Hawaii communities. If your corrugated roof is showing the kind of algae coverage visible in these before photos, reach out and we will put together a quote.
